Replacing Pereview with a Bespoke Intelligence Platform

A fully owned Azure data warehouse, transactional UI, and self-serve BI layer in place of a legacy SaaS.

Overview.

A commercial real-estate investment and asset-management firm with a portfolio spanning office and mixed-use assets. Finance, acquisitions, and asset-management teams relied on Yardi Voyager, Argus Enterprise, and DealPath — and on Pereview SaaS to stitch the data together.

TECH STACK

Azure SQL Data Warehouse · Azure Functions (scheduled ETL) · .NET Blazor + REST API · Power BI Embedded · Azure AD SSO · Yardi Voyager · Argus Enterprise · DealPath

The Challenge.

Pereview SaaS was holding the firm hostage: paying perpetual fees to live inside someone else’s data model, with no path to ownership.

  • Recurring license drag: Annual Pereview fees with no path to ownership and zero leverage at renewal.
  • A generic data model: Reports forced into Pereview’s one-size-fits-all schema that didn’t match the firm’s commercial real-estate assets, deals, or reporting hierarchy.
  • Siloed source systems: Yardi Voyager, Argus Enterprise, and DealPath data trapped in separate silos, reconciled by hand.
  • No roadmap control: Finance spent hours every week on manual CSV exports — and the firm had zero say in Pereview’s release priorities, data models, or new features.

Our Solution.

Pegasus One designed and built a bespoke real-estate intelligence platform on Azure — replacing Pereview with a fully owned data warehouse, transactional UI, and self-serve BI layer. A one-time build investment in place of perpetual licensing, with a data model purpose-built for the firm’s Yardi and Argus entities.

  • Unified Azure SQL DWH: Consolidates Yardi Voyager, Argus Enterprise, and DealPath into a single source of truth, with full historical tracking.
  • Azure Function sync engine: Scheduled, automated ETL replaces manual CSV exports; end-to-end error handling and structured logging.
  • .NET Blazor transactional UI: Direct deal and asset capture screens with role-based access — no third-party dependency required.
  • Power BI Embedded analytics: Every stakeholder gets their own workspace with full drill-down. Reports are user-owned; no vendor gatekeeping.
  • Azure-native security: Azure AD SSO, role-based access control, and full audit trails baked in from day one.

ARCHITECTURE.

Yardi Voyager · Argus Enterprise · DealPath→ Azure Functions (scheduled sync, ETL, error handling) → Azure SQL DWH (unified model, historical tracking) → .NET Blazor + REST API (transactional capture, RBAC) → Power BI Embedded (user-owned, self-serve BI).
