THE CHALLENGE.

Our client, a last-mile industrial real estate investment management firm, ran its reporting on PereView, a legacy platform layered on top of source systems like Yardi (property management), Argus (asset and investment analysis), and LoanBoss (financing). PereView was slow to load, and information was scattered across rigid interfaces that couldn’t be tailored to how each department actually worked. The result was persistent user frustration, no single source of truth, and constant manual reconciliation across systems — all while the platform carried several hundred thousand dollars in annual subscription costs.

OUR APPROACH.

Pegasus One designed and built Skynet — a custom application combining data view/edit screens, role-based access controls, and a Power BI reporting layer — to replace PereView, purpose-built for the client’s exact departmental needs and delivered on an agile, milestone-based methodology:

  • Data ingestion: Established automated feeds ingesting data from Yardi, Argus files, and financing data extracted from Loan Boss into Skynet, consolidated into a single, unified data model.
  • Custom application: Built custom Skynet UI screens that let users view and edit critical Asset, Property, Tenant, and financing data directly, with fast-loading screens and no latency across the application.
  • Access management: Built a dedicated role-based access control (RBAC) module for robust, granular user and access management across the application.
  • Reporting: Delivered 25+ business-critical Power BI reports, fed directly by Skynet data, servicing eight core commercial real estate departments: Asset Management, Lease Management, Capital Markets, Portfolio Management, Property Management, Investments, Development, and Accounting.
  • Delivery: Monthly milestones with a collaborative, evolving scope — adapting as priorities shifted, without losing sight of budget or timeline.

  • Delivered a custom application the client owns outright — a one-time development build with minimal ongoing maintenance — retiring PereView’s recurring platform subscription.
